At 21, I was a university business student with little money, facing a tough job market and plenty of debt upon graduation. I was renting a room in a house with friends and collecting their rent checks each month to take to the bank. When the bank teller accidentally shared with me that the landlord profited $850 EACH month from the arrangement, I decided I was going to figure out a way to do it myself. But with no money, no experience, and concerns from family, getting started was scary. I reasoned that the landlord had figured out a system and so could I. Over the next 10 years I accumulated dozens of properties and learned the value of positive cash flow – the most important ingredient of successful real estate investors. Now I look forward to taking checks to the bank every month!
